Why Seal Concrete?
Limit water entry at vulnerable openings.
Open joints and cracks allow water, dirt, seeds, and debris to enter. Seasonal movement and freeze-thaw conditions can make neglected openings more troublesome over time.
Sealing does not erase a crack, level a sunken slab, or repair structural failure. It creates a flexible, maintainable barrier after the opening is properly evaluated and prepared.
Preparation Matters
Clean, prepare, place, and finish.
A durable seal begins with an opening that is evaluated, cleaned, and prepared for the selected flexible material.
Loose material, vegetation, and contamination are removed so the sealant can contact sound concrete.
Backer material and sealant may be used to create an appropriate joint profile for the opening.
The completed seal remains visible while helping reduce entry by water and debris.
Leveling & Sealing
Complete lifting before final joint sealing.
If a slab is sunken, unsupported, or creating an uneven transition, concrete leveling should generally be evaluated before joints are sealed. Repositioning the slab can change joint width and alignment.
Will sealing make cracks disappear?
No. The repaired opening and sealant remain visible. The goal is protection and maintenance, not cosmetic invisibility.
Can every crack be sealed?
No. Wide, actively moving, displaced, or structurally significant cracks may require a different repair or concrete replacement.
Does joint sealing stop concrete settlement?
No. Sealing can help manage surface water entry, but lost soil support and settled slabs require separate evaluation.
